Q - What conditions have to go into a contract when I buy a house?
A - There are some specific conditions that should be present in a contract to protect you. These may include all or some of the following: - financing clause, home inspection clause, clear title clause and insurance clause. Depending on the situation, it may be necessary to include other clauses as well. If you are using a real estate agent, he/she will discuss and assess the situation and insert the relevant clauses. If you are doing this on your own, be sure to have your lawyer review your contract prior to signing it.
There are few restrictions as to what you can include in the contract. The important aspect is that both buyer and seller have to agree to the terms.
Practical answers to your real estate questions based on my experience as a real estate agent and Managing Broker. Although the discussions reflect rules and customs in the Canadian market, some principles are valid in other areas.
